Gated-community villas, high-rise flats and independent houses can all be read online, as long as the plan and photographs are clear. Much of Hyderabad's newer housing sits in large gated communities in the western corridors, around Gachibowli, Kondapur, Narsingi, Kokapet and the Financial District, with villas, row houses and towers inside the same compound.

Older and more central neighbourhoods across Hyderabad and Secunderabad have independent houses, many extended over the years, and plots in newer layouts on the city's outskirts are often bought to build on later. Each brings a different question: which unit to pick, how to use a fixed layout, or how to plan a house from scratch.

It tells you the project has been planned with Vastu in mind, but not how your particular unit sits, so the unit plan still deserves its own check. Vastu is widely followed in Telugu-speaking homes, and many projects here are marketed with it. That is a good start, yet a tower turned through four directions cannot give every flat the same entrance, kitchen and bedroom placement.

Before you pay a booking amount, ask for the unit floor plan, the tower's position on the site plan and a north arrow you can trust. Then look at these points, or send them to Dr. Kimaya to compare shortlisted units:

The floor number on its own is not a Vastu problem; what changes on a high floor is wind, glare and the sense of being exposed. Tall towers here often have wide glass and deep balconies, and the open sky can make a home feel unsettled if the South-West is light and bare.

The usual answer is grounding. A solid headboard wall in the master bedroom, heavier furniture and earthy tones in the South-West, and a clear, bright North-East help a high flat feel rooted. Strong wind through a North-West balcony is welcome as fresh air, but loose, rattling fittings are worth fixing. By keeping the South and West heavier and better shaded, and letting the North and East stay open to gentle light. Deccan summers are hot and dry, and the strongest heat reaches a home in the afternoon from the West and South-West.

This fits Vastu neatly. The South-West is नैऋत्य (Nairutya, the zone of earth and stability), where thick walls, storage, wardrobes and tall trees on a plot are welcomed. Smaller, shaded windows on the West, curtains for the afternoon, and a garden or open lawn on the North and East keep a home cooler and brighter at the same time.

Flats on the uppermost floor and independent houses take the most heat through the terrace. A terrace garden, solar panels and the overhead tank are planned by zone: the heavy overhead tank in the South-West, lighter planters and open seating towards the North and East, with the North-East kept clear.

Hyderabad sits on rocky Deccan ground, and some plots have uneven levels or granite outcrops. Higher ground and natural weight in the South or West are generally welcomed in Vastu, while a raised mass in the North-East needs more thought; any change to the land itself is a question for your engineer first.

Roads matter as much as the plot. Ugadi, Sankranti and Bathukamma all centre on the home's threshold, cleanliness and light, which is where Vastu begins too. Ugadi opens the Telugu new year with a cleaned house and a toran of mango leaves at the main door.
