Why check Vastu before you buy?
A flat or plot can look perfect on price and location and still carry a defect you cannot change later, such as a cut corner, a toilet in the North-East or land that slopes the wrong way. Once you own it, you can only balance these defects. Before you buy, you can simply choose better.
A Vastu comparison takes little time next to the size of the decision. It also gives you a clear reason to prefer one option when two properties seem equal on everything else.

Checklist before buying a flat
Use these points to shortlist flats yourself. Anything that fails a point is not ruled out, but it goes to the expert review.

- The flat's main door faces North, East or North-East, or an expert has confirmed its exact position is a good one.
- The North-East corner of the flat is not a toilet or kitchen.
- The flat is square or rectangular, with no large missing corner.
- The kitchen can sit in the South-East and the master bedroom in the South-West, or close to them.
- No lift, staircase, garbage chute or water tank is right against the North-East or the main door.
- The building's main gate and lobby are open, well lit and not facing a dead end.
- Morning light reaches the living area, and the centre of the flat is not a toilet or pillar.
- The building itself is regular in shape and not in the shadow of a much taller tower on its East side.

Checklist before buying a plot or building a bungalow
Land decides everything that is built on it, so a plot needs more checks than a flat. First decide its purpose. A plot narrower at the front and wider at the back, called cow-faced (Gomukhi), suits homes, while one wider at the front suits shops and business use.

Shape and boundaries
Square or rectangular, with clear, regular boundaries and no cuts or odd extensions.

Direction
Longer sides run East–West or North–South, and the entrance is in the East, North or North-East.

Slope and level
The land slopes down towards the North or East and is higher in the South and West, without pits or uneven patches.

Water
A lake, pond or borewell in the North or North-East is welcome. Avoid water in the South or South-West.

Soil and history
Firm, clean soil, with no history of dumping, burial or toxic waste.

Trees and open space
Plants suit the North and East; tall trees belong in the South or West. The house is built closer to the South and West, leaving the North and East open.

What to check on a site visit
When you visit a shortlisted property, carry a phone with a compass app and spend a few minutes outside as well as inside. These notes help Dr. Kimaya review the property even before she sees it herself.
- Take a compass reading standing at the main door, facing out.
- Note any road that runs straight into the plot or the building's gate.
- Look for graveyards, hospitals, cremation grounds or large drains close by.
- Notice temples, tall towers, electric poles or big trees right in front of the entrance.
- See which way rainwater flows and whether the ground is level.
- Check light and airflow in each room at the time of day you would use it.
- Photograph every room and all four sides of the building.

What if I have already booked the property?
Do not panic, and do not cancel only because of a Vastu worry. Almost every defect in a flat or plot can be balanced without breaking a wall, using placement, colour, lighting, crystals, pyramids, metal strips, mirrors, plants and decluttering.
The most useful step is a check before possession. If the property is under construction, some builders still allow small changes, such as the position of a kitchen platform or a door, and interiors can be planned around the directions from the start. The steps for moving in are on home Vastu.

Common questions about Buying a Flat or Plot
What should I check in a flat before buying as per Vastu?
Check the direction and position of the main door, that the North-East corner is not a toilet or kitchen, and that the flat is square or rectangular without a large missing corner. Also look at the kitchen and master bedroom positions, the floor and position of the flat in the building, and what sits right beside your door, such as a lift or water tank.
Which plot shape is good as per Vastu?
Square and rectangular plots are considered ideal because they are balanced on all sides. Avoid triangular, L-shaped and very irregular plots, and boundaries with cuts or odd extensions. For homes, a plot that is slightly narrower at the front and wider at the back is preferred, while a wider front suits shops and other business use.
Which direction should a plot slope as per Vastu?
A plot should slope down towards the North or East, so that it is higher in the South and West. Rainwater should also drain towards the North or East. The building is then placed closer to the South and West boundaries, leaving more open space in the North and East for light and air.
Where should a borewell be on a plot as per Vastu?
A borewell, well or underground tank is preferred in the North or North-East of the plot. It should not be in the South-West, and water bodies in the South or South-West should be avoided. When a bungalow is planned, the water source is fixed first and the rest of the house is designed around it.
What if none of my shortlisted properties is perfect?
That is normal, because no property is perfect. Dr. Kimaya recommends the option with the strongest overall Vastu and the fewest serious defects, and lists the corrections it would need. Some defects, such as a cut corner, are harder to balance than others, such as a kitchen in a less suitable zone, so the comparison weighs each one.
Can Vastu be checked for an under-construction flat?
Yes. The builder's floor plan, the building layout and the site location are enough for a first review. Dr. Kimaya checks the flat's facing, room directions and position in the tower from the plans, and a visit can follow once the structure is up. Booking early also leaves time to plan interiors around the directions.
Is a North-East facing property always ideal?
Not always. North-East facing is widely valued in Vastu, but the exact position of the door, the shape of the property and the placement of rooms matter just as much. A well-planned East or North facing flat can be stronger than a poorly planned North-East one, so each property is judged as a whole rather than by one rule.

Yes.
