01
Why is my flat not getting rented, and can Vastu help?
A flat usually stays empty because of the rent, the listing, the condition or the season, and these come first. Vastu can help with something landlords often overlook: an empty flat slowly goes stale, and tenants feel it the moment the door opens.
If your flat has been vacant for a while, you are probably still paying society maintenance, perhaps an EMI, while weekend visits end with 'we will let you know'. It is frustrating, and it can feel as if the flat itself is refusing to settle.
This guide is for owners letting out a home. If you are the tenant, see Vastu for rented flats. If you are deciding whether to sell instead, read property not selling? Vastu tips before you relist.
02
What should you check with your broker first?
Check the rent, the photographs and how easy it is to visit. These explain most long vacancies.
01
Rent against what actually let
Ask your broker what similar flats in the building or lane were rented for recently, not what is being asked.
02
Listing photos
Dark, empty or cluttered photos lose tenants before they visit. Retake them in morning light after cleaning.
03
Easy visits
Keys with the broker or a neighbour you trust, and the society informed, so visits are not missed.
04
Paperwork ready
Your broker or lawyer can guide you on the leave-and-licence agreement and tenant verification. Rental income tax questions belong with your CA. VastuKimaya does not give legal or tax advice.
03
What happens to the energy of a flat that stays empty?
An empty flat loses its flow of प्राण (prana, life energy): windows stay shut, dust settles, damp creeps in and the air turns stale. In Mumbai's humid months this happens quickly.
Practical signs are easy to spot: a musty smell, mould behind cupboards, a sticky main door, dead insects on sills, and pigeons settling on a quiet balcony. Read pigeons nesting in the balcony for a humane way to handle them.
In Vastu, a home is meant to breathe. The principles in fresh air and light apply even more to a flat with no one living in it.
04
What do tenants notice on the first visit?
Tenants notice the entrance, the light, the smell, and whether the kitchen and toilets are clean and working. Many also ask about the direction of the main door and kitchen.
01
The entrance and corridor
A clean doorway, a working bell and light, and a door that opens fully and smoothly.
02
Kitchen and toilets
Taps that do not drip, flushes that work, clean tiles and no damp smell.
03
Light and ventilation
Curtains open, every bulb working and windows that open easily.
04
Honest answers on Vastu
If a tenant asks, share the directions as they are. Every direction has strengths and simple remedies, so there is no need to hide anything.
05
Which Vastu steps can a landlord take without changing the layout?
A landlord can use simple, non-structural Vastu care that suits any future tenant: light, cleanliness, repairs and an uncluttered layout. Leave room for tenants to add their own remedies later.
01
Clear your stored belongings
A locked room or loft full of the owner's things, especially in the North-East or centre, makes the flat feel only half available.
02
Keep the North-East light
The ईशान्य (Ishanya, the North-East) should be clean and open, with no heavy cupboard or junk.
03
An open centre
Keep the ब्रह्मस्थान (Brahmasthan, the centre) free of heavy furniture so the flat feels spacious.
04
Soft, neutral walls
Light colours suit every zone and every tenant. Strong colours can be chosen later by whoever lives there.
06
How do you refresh a vacant flat between tenants?
Refresh a vacant flat with a deep clean, repairs and a simple cleanse, then keep it breathing with a weekly visit. A home that has just been cared for feels ready to be lived in.
After the previous tenant leaves, fix every leak, repaint damp patches and service fans and geysers. Mop the floors with a little sea salt in the water and finish with a bell rung in each room; see salt remedies for negative energy.
Then ask someone to open the windows for an hour every week, run the taps and flush, and check for seepage after rain. Do not leave a diya, candle or incense burning in an empty flat; a working light in the entrance is a safe way to keep it bright.
07
Which service fits this: Vastu, Reiki, tarot or crystals?
Residential Vastu is the closest fit, because it looks at how the flat presents and which zones need care, with remedies that need no construction. Your broker leads on rent and tenants, your lawyer on agreements and your CA on tax.
Reiki space cleansing suits a flat that feels heavy after a difficult tenancy or a long vacancy, and distance Reiki can be done even when you live in another city. Tarot can help you reflect on choices, such as furnishing the flat or lowering the rent, but it cannot predict when a tenant will come. A Clear Quartz at the entrance is a gentle support for intention.
To compare all four, read Vastu, Reiki, tarot or crystals: which one do you need?

Questions
Frequently asked
Can Vastu help in getting a tenant for my flat?
Vastu can help an empty flat feel fresh, bright and cared for, which shapes a tenant's first impression. It cannot promise a tenant. Rent, listing, location and paperwork matter most, so check those with your broker first.
How do I remove negative energy from an empty flat?
Open all windows, deep clean, fix leaks and damp, then mop with a little sea salt in the water and ring a bell in each room. Keep it airing weekly so the flat does not turn stale again.
Should a landlord do Vastu remedies before renting out a flat?
Simple, neutral steps such as repairs, light colours, a clean North-East and an open centre are worth doing before renting out. Leave personal or religious remedies for tenants to choose themselves.
Does a South-facing flat stay vacant longer?
No. A South-facing flat does not stay vacant because of its direction. Some tenants ask about it, but every direction has strengths and simple remedies. Rent, condition and location shape demand far more.
Can I get Vastu advice for my rental flat if I live abroad?
Yes. An online consultation works from the floor plan and recent photographs of the flat. A broker, relative or caretaker can help with simple changes and refreshing the flat between tenants.
