01
Is it good to book a flat in the festive season as per Vastu?
Yes, the festive season is a traditional time for new beginnings and booking a flat between Navratri and Diwali is a happy custom, but the flat itself matters far more than the day you book it. A home stays with you for decades; the date is one moment.
Dussehra, Dhanteras and Diwali are all seen as शुभ (shubh, auspicious) days for new purchases, and developers know it. Festive offers, site-visit events and book-today schemes are common in these weeks. It simply means you should arrive at the site with your checks ready, so the excitement of the season works for you. Our note on Dussehra and starting something new explains the spirit of these beginnings.
02
What Vastu checks can you do in a 15-minute site visit?
In fifteen minutes you can check the main door direction, the North-East corner, the toilets, the kitchen, the centre and the light, which together tell you whether the flat deserves a second visit. Hold your phone's compass away from steel door frames and switchboards; our article on how a Vastu consultant uses a compass explains how a reliable reading is taken and how a door is judged by its पद (pada, the division of each direction). For the fuller list, use our Vastu checklist before buying a flat in Mumbai.
01
Minutes 1–3: the main door
Stand just inside the door facing out and note the compass reading. See whether the door opens onto a lift, staircase, garbage chute or another flat's door.
02
Minutes 4–6: the North-East
Find the corner of the flat in the ईशान्य (Ishanya, the North-East). It should not be a toilet or the kitchen.
03
Minutes 7–9: toilets and kitchen
Note where each toilet falls and whether the kitchen is in the South-East or North-West, with room to cook facing East.
04
Minutes 10–12: centre and shape
Stand in the middle of the flat. Is it open, or is there a pillar, toilet wall or duct? Look for any missing corner where a balcony or duct cuts in.
05
Minutes 13–15: light and surroundings
Open the windows, check whether morning light reaches the living area, and photograph every room and view.
03
What should you ask the builder for before paying the token amount?
Ask the builder for the floor plan of the exact unit you are booking with the North direction clearly marked, plus the full floor layout showing where your flat sits beside the lift, staircase and ducts. A brochure image is not enough.
01
Unit plan with North marked
The plan for your unit number. If the North arrow is missing, ask for it in writing.
02
Typical floor layout
Shows your neighbours, the lift and staircase core, refuge areas and garbage chutes in relation to your door.
03
Building and terrace layout
Shows the main gate, the lobby and where the overhead water tanks sit.
04
Mirror-image units
Ask whether your unit is the same as the sample flat or its mirror image.
05
Changes allowed
Ask what, if anything, can still be changed inside the flat at this stage.
04
Is the sample flat the same as the actual flat?
Not necessarily: a sample flat is a showcase, and it may be built in a separate structure, face a different direction or be a mirror image of the unit you are booking. Vastu is read from the real orientation of your own unit, which you confirm on the plan and, later, on site.
Mirror-image flats are the detail most buyers miss. Two flats on the same floor often share one design flipped left to right. When a plan is flipped across a North–South line, East and West swap. So a kitchen in the South-East of one flat becomes a kitchen in the South-West of its twin, and a North-East pooja corner becomes North-West. The rooms look identical; the directions are not.
05
Should an auspicious-day offer rush your decision?
No, an auspicious-day offer should not rush your decision, because the right flat on an ordinary day is a far better beginning than the wrong flat on a festival. A मुहूर्त (muhurat, an auspicious time) blesses a beginning; it does not change the directions of a flat.
If a sales team says an offer ends tonight, that is a sales deadline, not a Vastu reason. Ask whether the booking can be held for a few days while you check the plan, or come back on another good day that your family priest suggests. Missing a festive date is not unlucky in itself.
06
Should you reject a flat with a Vastu defect?
Not automatically; sort each defect into points that are easy to balance and points that are hard to live with, and then decide. Almost every flat in a city has something to adjust.
A kitchen in a less suitable zone or a weak door position can usually be balanced with non-structural remedies such as colour, metal strips, crystals and pyramids. A toilet in the North-East or centre, a large missing corner or a flat with very little natural light is harder, and it is sensible to prefer a similar unit without them. Our page on flat and plot selection explains how shortlisted options are compared side by side, and if the tower is still being built, our under-construction plan checks help you choose between wings and floors.
07
What should you do before handing over the token amount?
Before paying the token, sleep on the decision for at least a night, review your notes and photographs with the family, and get any doubtful point checked.
01
Compare on paper
Draw the zones of each shortlisted flat side by side.
02
Visit at another hour
Morning and evening light can tell very different stories about the same flat.
03
Read the paperwork
Read the agreement carefully and check the project's RERA registration.
04
Carry the free checklist
The Before You Buy checklist offered at the end of this article is designed for a site visit.
08
When should you consult a Vastu expert before booking a flat?
Consult a Vastu expert once you have shortlisted one to three flats and before the token is paid, because that is when advice can still change your choice.
Dr. Kimaya Parikh-Ambekar of VastuKimaya reviews builder plans and photographs through a distant consultation, and visits sites for a compass reading anywhere in Mumbai from her Andheri East office. You receive a written comparison and the remedies the chosen flat would need. Vastu is one input in a home decision, alongside budget, commute and legal checks.
Questions
Frequently asked
Is it good to buy a flat during Navratri or Diwali?
Yes, many families see the festive season as a good time to begin, and booking then is a happy tradition. The flat's directions and layout still matter more than the date, so complete your checks first.
Can I check Vastu from the builder's floor plan?
Yes, a first Vastu check can be done from the floor plan if North is correctly marked. Make sure the plan is for your exact unit, not a mirror-image flat, and confirm North with a compass on site.
Which facing flat is good to buy as per Vastu?
North, East and North-East facing entrances are generally considered favourable, but no direction is bad in itself. The exact door position, the North-East corner, the toilets and the kitchen matter as much as the facing.
Does the sample flat show the real Vastu of my flat?
No. A sample flat may be built separately, face another way or be a mirror image of your unit. Always check Vastu on the plan of the actual unit you are booking.
What is the most important Vastu check before buying a flat?
Checking that the North-East and the centre of the flat are not toilets is one of the most important points, because toilet positions are almost impossible to change later. The main door position comes a close second.
