Taking Possession of Your New Flat? Vastu Checks at the Builder Handover

01

Why is possession day the right time for a Vastu check?

Possession day is the right time because the layout of your flat is now final, but nothing inside it is fixed yet. The walls, doors, toilets and kitchen will stay where they are, while the wardrobes, modular kitchen, bed and mandir are still lines on your designer's sheet.

Once carpentry starts, every change costs time and money: a wardrobe on the wrong wall, or a hob in an awkward corner. At handover, the same advice needs only a revised drawing. If you checked the layout when you booked, our guide to what to check on an under-construction plan covers that stage; possession day is when you confirm those readings on the real flat.

02

What should you note on possession day for Vastu?

Note the compass direction of the main door and of every room, and where the toilets, kitchen, balconies, cut corners and centre fall. Hold your phone compass flat, away from steel door frames, grilles and switchboards, and take two or three readings, because steel can pull the needle.

  • 01

    Main door

Stand just inside the door, facing out, and note the reading. Vastu judges an entrance by its पद (pada, the division of each direction), which a consultant works out from this reading.

  • 02

    Each room

Stand in the middle of each room, note which way its windows face, and write the readings on a printout of the floor plan.

  • 03

    Toilets and kitchen

Mark the zone of every toilet and of the kitchen, and where the sink, hob and plumbing points have been left.

  • 04

    Balconies and open sides

Note which sides are open to the sky and which face a neighbouring tower or wall.

  • 05

    Shape and cut corners

Look for corners missing because of a duct, lift core or balcony recess, and note their direction.

  • 06

    The centre

Find the middle of the flat, the ब्रह्मस्थान (Brahmasthan, the centre), and note any pillar, beam, toilet wall or passage there.

  • 07

    Light and air

Note where morning light enters and which way the breeze flows. Vastu values light and air as carriers of प्राण (prana, life energy).

03

What should you photograph and measure so a consultant can review it remotely?

Photograph every room, take a screenshot of the compass at the main door, and keep the builder's dimensioned unit plan, so a consultant can review the flat without being there.

  • 01

    The floor plan

Ask for the dimensioned plan of your exact unit with North marked, and check it matches what was built, including whether your flat is a mirror image of the sample.

  • 02

    Compass screenshots

One at the main door and one in two or three rooms, phone held flat.

  • 03

    Room photographs

Each room from two opposite corners, plus the ceiling for beams.

  • 04

    A short video walk-through

Walk slowly from the main door through every room, saying each room's name aloud.

  • 05

    Fixed points

Plumbing outlets, electrical and AC points and the kitchen platform, because these decide where furniture can go.

  • 06

    Key measurements

Room sizes, window positions and the length of walls where a bed or wardrobe might go.

04

Which Vastu placements can interiors still decide?

Interiors can still decide almost everything that is not a wall, toilet or door: the bed, desk, mandir, locker, heavy storage and colours. Our room-by-room Vastu guide explains each space in more detail.

  • 01

    Bed

The master bed in the South-West bedroom, so you sleep with your head towards the South or East. Plan bedside switches around it.

  • 02

    Study or work desk

Placed so the person sitting at it faces East or North.

  • 03

    Mandir or pooja unit

A clean spot in the ईशान्य (Ishanya, the North-East), not inside a bedroom or on a wall shared with a toilet.

  • 04

    Locker

Along a South or West wall, opening towards the North, the direction of Kubera.

  • 05

    Wardrobes and heavy storage

Along the South and West walls, keeping the North and East lighter.

  • 06

    Modular kitchen

The hob placed so the cook faces East, in the South-East part of the platform where possible.

  • 07

    Colours

Chosen by direction, with light, calm shades for the North-East and the centre.

05

What if your new flat has a Vastu defect you cannot change?

If something cannot be changed, such as a toilet in the North-East or a main door in a less favourable pada, it can usually be balanced with non-structural remedies planned into the interiors. Almost every city flat has something to adjust, so a defect is a planning point, not a reason to worry.

Planned before the carpenter starts, remedies can be built in neatly: a metal strip at a threshold, a colour for one particular wall, or a discreet shelf for crystals or an activated pyramid. They need no demolition and move with you if you shift home.

06

What about seepage, cracks and electrical faults?

Seepage, cracks, faulty wiring and other construction defects are not Vastu matters; put them on a snag list and report them to the builder first, in writing, with photographs, before interior work covers them up.

Check walls for damp patches near bathrooms and outer walls, test every switch and socket, and run each tap and flush. Your agreement for sale should say how long the builder must fix defects, so keep a dated record of what you reported. A damp, dark corner also feels heavy in Vastu terms, so repairs come first.

07

When does griha pravesh fit in?

गृह प्रवेश (Griha Pravesh, the house-warming ceremony) usually comes after the interiors are complete, when the home is ready to live in. Families choose the date with their family priest, and the planning done at possession means the mandir, kitchen and beds are already in suitable zones on the day.

A simple order works for most families: possession and snag list, Vastu review, the designer's final layout, the work and a deep clean, then the ceremony. Our Vastu tips for a new home and griha pravesh cover the day itself and the first weeks after moving in.

08

When to consult a Vastu expert

Consult a Vastu expert after you take possession and before your interior designer finalises the layout, because advice then shapes the drawings instead of undoing finished work. Send the floor plan, possession-day photographs and compass readings on WhatsApp, and talk it through on a free first call.

Dr. Kimaya Parikh-Ambekar of VastuKimaya visits flats across Mumbai from her office in Andheri East, and also travels for site visits elsewhere in India and abroad, arranged on the free first call. She also consults online from a floor plan, photographs and your readings. You receive a written report that your interior designer can work from. Questions

Frequently asked

Can Vastu be checked after taking possession of a flat?

Yes, possession is a very practical time to check Vastu, because the layout is final and interiors have not started. An on-site compass reading, or the floor plan with photographs and readings, is enough for a full review.

Should the Vastu check come before or after the interior designer's layout?

Ideally before the layout is finalised, so the designer can place the bed, wardrobes, mandir, locker and kitchen units in suitable zones from the first drawing.

Is a phone compass accurate enough for a Vastu check?

A phone compass gives a useful first reading if you hold it flat and away from steel and appliances. A consultant confirms the exact door pada and zones before giving final advice.

What if the toilet in my new flat is in the North-East?

A North-East toilet usually cannot be moved in a flat, but it can be balanced with non-structural remedies. Keep it clean, dry and closed, and have the exact zone checked so remedies can be planned into the interiors.

Should griha pravesh be done before or after the interiors?

Customs vary by family. Many families hold griha pravesh once the interiors are complete and the home is ready to live in, and choose the date with their family priest.
