What should you check in a flat before investing?

Check the shape of the flat, the entrance and the placement of the kitchen, toilets and bedrooms first. These are the elements that are hardest to change later, especially in a society building.

    Square or rectangular layouts are preferred. Deep cuts, especially in the North-East, need careful review.

    North, East and North-East entrances are generally considered favourable. Other directions are common in Mumbai and have remedies, checked by compass pada.

    The South-East is ideal, with the North-West acceptable. A kitchen in the North-East deserves closer attention.

What should you look for in a plot or land?

For a plot, look at its shape, slope, surrounding roads and what lies around it. Land allows more freedom in planning, so the plot itself matters more than any internal layout.

    Square and rectangular plots are preferred. Extensions in the North-East are generally considered supportive; cuts in the North-East or South-West need review.

    Slope

    A plot sloping gently down towards the North or East is traditionally favoured.

    Roads

    Roads on the North or East are usually welcomed. Roads that hit the plot directly, known as T-junctions, need careful evaluation.

    Surroundings

    Avoid sites directly above large drains or next to cemeteries, and check for heavy structures blocking the North-East.

How does Vastu apply to shops and commercial units?

For shops and offices, Vastu focuses on the entrance, the cash counter, the owner's seat and visibility from the road. A commercial unit is an income-producing asset, so these zones deserve attention.

The owner or cashier should ideally sit in the South-West or West, facing North or East, with cash lockers opening towards the North, the direction of Kubera. The entrance should be clean, well lit and unobstructed by pillars, trees or electric poles. In malls and commercial complexes, the orientation of the shop within the building matters as much as the building itself.

Should you reject a property because of a Vastu flaw?

You do not need to reject a property only because of a Vastu flaw. Very few Mumbai flats are perfect, and most imbalances can be supported with non-structural remedies such as pyramids, crystals, metal strips, colour and placement changes.

Some issues are more significant than others. A toilet or kitchen in the North-East, a heavily cut South-West, or a centre occupied by a toilet can be harder to balance. In such cases, weigh the Vastu concern alongside everything else you know about the property. A good location with a manageable flaw may still be the sensible choice.

How can you use Vastu while comparing shortlisted properties?

Use Vastu as a tie-breaker and a risk check when comparing shortlisted properties. Once two or three options pass your legal and financial filters, a Vastu review helps you see which one is likely to feel more balanced.

    Ask the builder or seller for a scaled plan showing North. Photographs of each room help too.

    Stand away from metal and electrical panels, and note the direction of the entrance and main windows.
