Why does Vastu matter in a society redevelopment?

Vastu matters in redevelopment because it is one of the few moments when an existing family gets a brand-new layout, and small changes on paper are far easier than changes after possession. Many older Mumbai buildings in Andheri, Vile Parle, Bandra, Goregaon and Thane are being rebuilt, and members often receive larger flats with completely different room positions.

The flat you lived in for decades may have had a comfortable South-East kitchen and a settled South-West bedroom. What should you check in the proposed redevelopment layout?

Can the society ask the developer for Vastu changes?

Yes, societies can often request reasonable layout changes before the plans are finalised and submitted for approvals, though the developer will weigh them against planning rules, structure and cost. Requests that are raised together, in writing and early, stand a better chance than individual requests after construction starts.

Keep requests practical. Swapping a kitchen and a bedroom within a flat, shifting a toilet by one bay, or mirroring a layout on one side of the wing is easier than rotating a building. Your architect and structural engineer decide what is technically possible; Vastu simply helps you prioritise which change matters most for daily life.

Members who cannot get changes need not worry. Vastu for flats relies heavily on non-structural remedies, so a less-than-ideal plan can still become a balanced home.

How do you choose a flat during allotment or the lottery?

When you have any choice of wing, floor or unit, compare the options by the directions of the kitchen, master bedroom, toilets and main door rather than by view alone. Many societies allot by draw, but some allow swaps between members or preference for existing positions.

Before moving back, get the flat's directions confirmed with a compass inside the finished unit and plan furniture by zone. Compass readings in new towers can differ slightly from the brochure plan, and steel or electrical wiring can affect readings, so an on-site check is worthwhile.

Plan a गृह प्रवेश (Griha Pravesh, the house-warming entry ritual) on a day that feels right for your family. Clean the whole flat, open all windows, light a diya in the North-East and enter with a kalash or a simple prayer. Many families chant ॐ शान्तिः शान्तिः शान्तिः (Om Shanti Shanti Shanti, a prayer for peace) as they step in.

Place heavy wardrobes on South and West walls, keep the North and East lighter, and position the study so children face East or North.

Which remedies suit a redevelopment flat that is not ideal?

Non-structural remedies suit redevelopment flats because society rules and warranties usually discourage breaking walls. A toilet in the North-East, a kitchen outside the South-East or a door in a difficult pada can each be balanced without demolition.
