Taking Possession of a New Flat Around Diwali
Possession dates cluster around Diwali in Mumbai. What to check on the day you collect the keys, what to do before the furniture arrives, and the order of griha pravesh that most families follow.

Why possession dates cluster around Diwali
Builders in Mumbai aim to hand over before Diwali, and buyers prefer to move in around it, so October and November are when most possession letters arrive. In 2026, with Diwali on 8 November, that pressure lands through late October.
The useful consequence is that there is usually a short window — sometimes only a week — between collecting the keys and the furniture arriving. That window is worth more than people realise, because an empty flat is the only time you can see it properly.

What to check on the day you collect the keys
Before anything is moved in, walk the empty flat with a compass and a phone camera. Stand at the centre of the main door facing out and take a reading. Repeat at the centre of the flat. Photograph both, along with every room from its doorway.
This takes twenty minutes and it is the only chance you get. Once the beds and wardrobes arrive, the metal moves the compass needle around and the shape of each room disappears behind furniture.

Do the Vastu before the furniture, not after
The most common sequence is the wrong way round: move in, settle, then ask whether the arrangement is right, and discover that the bed is in the wrong room and the wardrobe is built into the north-east.
If you are going to have the flat looked at, this short empty window is when it is worth most. Almost everything a Vastu consultation suggests for a flat — which room becomes the master bedroom, which way the bed faces, where the study goes, where heavy storage sits, which corner stays clear — is free to act on while the flat is empty and expensive once carpentry is fitted.

The order most families follow on the day
Practices for गृह प्रवेश (griha pravesh, entering the home) vary by family and region, and none of this is compulsory. The common sequence is roughly as follows.
The threshold is cleaned and marked, often with rangoli or a swastika. The family enters for the first time through the main door — not a back or service entrance — with the right foot first, carrying water and something sweet, and in many households a vessel of milk or rice.
Milk is boiled in the kitchen first, allowed to rise and spill over, before anything else is cooked. The puja corner is established in the north-east. Only after that do the bedrooms get settled.

Choosing the date
Many families take a muhurat for griha pravesh from their family priest, and if yours does, follow it. Where there is no fixed tradition, the broad guidance is to avoid moving in during a period of mourning in the family, and to prefer a morning entry over a late-night one.
Practically, in Mumbai the date is often decided by the lift booking and the movers' availability. That is not a failure. A flat entered on an ordinary Tuesday with the compass readings taken and the kitchen settled first is in better shape than one entered on a perfect muhurat with the bed in the north-east.

If the flat already has fitted furniture
Many flats now come with fitted wardrobes, a modular kitchen and sometimes a false ceiling. You have less freedom, but less than you fear.
The things that remain adjustable are the ones that matter most day to day: which room is used for what, which way the bed faces, where you sit to work, where the heavy storage goes, and what stays in the north-east. Colour, lighting and placement do a good deal of the work in a flat where the carpentry is already fixed, and none of it requires breaking anything.
