Vastu for South Mumbai's Older Buildings

Much of South Mumbai was built long before modern apartment layouts. The Art Deco buildings along Marine Drive and around the Oval, the stone buildings of Fort and Kala Ghoda, the older residential blocks of Colaba and the bungalows and apartments of Malabar Hill and Walkeshwar all have their own logic: high ceilings, long corridors, thick load-bearing walls, servant passages and kitchens placed at the back of the house.

These homes are loved for their character, and many sit in heritage precincts where external changes are restricted. For Vastu, this means one thing: the remedies have to work without renovation. That is exactly where Dr. Kimaya's non-structural approach is most useful.

Correcting Vastu Without Renovation

Older layouts often place the kitchen away from the South-East, a toilet in the North or North-East, or a long corridor running through the centre of the home. None of these needs to be torn down. Dr. Kimaya first measures the true directions, since older buildings along the curve of Marine Drive or the slopes of Malabar Hill are rarely aligned neatly to the compass, and then addresses each zone individually.

Sea-Facing Homes on Marine Drive and Cuffe Parade

Homes along Marine Drive look out over the bay, and parts of Cuffe Parade and Malabar Hill open towards the sea to the west. A sea-facing home is not a Vastu problem. The West has its own strengths, linked with gains and the rewards of effort, and the view simply needs balancing so that the openness does not unsettle the home.

Heavier drapes for the evening sun, grounded furniture along the sea-facing side, and an active, clutter-free North-East inside the flat usually bring this into balance.

South Mumbai's business districts include older office buildings with shared corridors, small cabins and fixed partitions, as well as law firms, trading offices, shipping companies and family businesses that have occupied the same premises for many years. Vastu here focuses on the seat of the owner or senior partner, the accounts and records room, the reception, and where files and archives have piled up over time.

Clearing old records out of the North zone, placing the owner's cabin in the South-West where possible, and facing North or East while working are simple steps that often make a noticeable difference to how an office feels.
